One of the longest-standing restaurant bars near public beach access in St. Augustine Beach has officially hit the market.
Jack’s BBQ, along with its attached brewery, is now listed for sale at $7.8 million.
According to Jena Dennis of Great Expectations Realty, the listing went live Wednesday afternoon. With extensive experience selling properties in downtown St. Augustine and the surrounding areas, Dennis describes Jack’s as a rare opportunity. Having been in business since the 1940s, it’s a well-known local landmark.
“Everyone who has lived in St. Augustine recognizes it,” Dennis told the Business Journal. “Locals love it, and tourists find it a fun stop as well.”
Located at 691 A1A Beach Blvd., the restaurant and bar offer mostly outdoor seating, with some areas more covered than others. The space features two bar areas, a pool table room, and even an outdoor pool.
Next door at 681 A1A Beach Blvd., the newer part of the property houses a microbrewery with both indoor and outdoor seating.
Altogether, the property covers about 0.6 acres, or roughly 25,000 square feet, as listed.
“It’s a truly unique concept,” Dennis added.
One major selling point is the 4COP Quota liquor license, which alone is valued between $800,000 and $1 million.
The property’s owner, Brud Helhoski, a former St. Augustine Beach commissioner, purchased it in 1994 for $220,000. In 2022, he expanded the business by opening the brewery, which is attached to Jack’s but has a separate entrance.
Determining the asking price was challenging, Dennis noted, as there’s nothing quite like Jack’s in the area. While other restaurants have changed hands, most are larger and don’t include a brewery.
At this price point, a new owner might not keep it as an open-air spot for beachgoers.
“They could completely reimagine the space,” Dennis said, noting that part of the property has older structures that could be redeveloped.
“Many buyers are thinking about future development and long-term possibilities.”

A 15-acre riverfront estate with a private dock in St. Johns is heading to auction.
Previously listed at $15 million, the 12,100-square-foot property at 2180 Eventide Ave. will be sold without reserve through Platinum Luxury Auctions. Bidding opens on March 8 at 6 p.m. Originally built in 1994, the main residence includes seven bedrooms, six full bathrooms, and two half-bathrooms, while the guest house offers two bedrooms and two full bathrooms.
This waterfront estate boasts 600 feet of frontage on the St. Johns River, offering privacy and stunning panoramic views. Designed by architect Barry Fox, the home features intricate details such as Indiana limestone quoins, sculpted pillars, and hand-molded ivory brick.
“A 15-acre waterfront property with 600 feet of frontage and an 1,100-foot dock is an incredibly rare asset in coastal Florida,” said Trayor Lesnock, founder and president of Platinum Luxury Auction. He noted that even a 3.5-acre waterfront estate in Coral Gables was a major draw for buyers, making this offering even more remarkable.
The sellers chose Platinum’s auction process after witnessing the success of three recent high-end property sales in the area—two in Ponte Vedra Beach and one along the Jacksonville Intracoastal. They also wanted a quick sale, as they are preparing to move into a newly built home.
Designed for both grand and intimate gatherings, the home includes elegant interior details such as wood-beamed ceilings, decorative door frames, wainscoting, and large picture windows. The guest wing features three bedrooms, a common area, and private amenities.
The primary suite, located upstairs, offers sweeping river views and access to a balcony overlooking the water.
Additional estate highlights include a private dock, ideal for yacht mooring or fishing, as well as a luxury pool with a spacious patio. The guest residence also contains a caretaker’s office and a two-bedroom apartment above extra garage space.

While Northeast Florida’s luxury real estate market hasn’t experienced the same dramatic price surges as Southeast Florida—particularly in Miami-Dade, Broward, and Palm Beach—Lesnock noted an increase in overall luxury sales volume in the region.
“This is a net positive for the market,” he explained. “Without rapid price hikes, there’s less risk of a major correction as the market cools and stabilizes. While we don’t anticipate a sudden boom in luxury auctions, we’ll see how 2025 plays out.”
The luxury real estate industry evolved during the COVID-19 pandemic, as competitive bidding on high-end homes became more common. Many properties that would typically seek auction services were selling through traditional brokerage channels, sometimes at or above the asking price. As a result, Platinum’s business slowed to about a quarter of its usual volume.
Despite fewer luxury auctions, individual sales continued to perform well. Looking ahead, Lesnock expects transaction volume to return to normal levels in 2025.
