Why Your iPhone Camera Isn’t Good Enough for Your Listing Photos.
Listing photos are critical when selling your home. Steve Jobs did a great job reinventing photography with the superb technology of the iPhone; however, it still isn’t good enough when it comes to listing photos for your home. There is no substitution for professional photography and here’s why.
Lighting
Lighting is of paramount importance when it comes to photography. A professional photographer is able to provide proper lighting when staging your home and is also able to virtually adjust lighting as needed. This can be a complicated process when capturing windows—and the more you can highlight your windows the better. Natural light pouring in from a window is going to magnify the beauty of your home.
Clutter-Free & Smelling Fresh
A clutter-free home is also essential for photos and showings. A buyer wants to imagine moving right into your home, no clean-up required. If you’re unable to remove clutter before photographing your home a professional photographer is able to virtually delete the clutter. Similarly, keep the scent of your home in mind when showing it. If you’re selling a beach house, then give it a beachy smell. If you’re selling your home at the holidays, make sure it smells like the holidays. Buying a home is an emotional purchase and scent is the sense most closely linked to memory—stir up some happy memories with the scent in your home.
Location
A professional photographer is able to guide you on if and how to use a drone picture. Buyers are attracted to locations near waterways and the beachfront, as well as important places such as Mayo Clinic or the St Johns Town Center. If your home is located close by a desirable attraction, then you will want to highlight that with a drone shot. If your home is surrounded by highways and busy streets a professional photographer may discourage you from using a drone shot in your listing.
Floor Plans
Buyers want to see accurate floor plans with clear measurements. A professional photographer has access to providing floor plans that articulate the size of the rooms and the layout of your home. This is a necessity when listing your home.
Sequence of Photos
The sequence of the photos in your listing matter. Buyers are most drawn to photos of certain areas of the home. If a buyer is not captured quickly enough in the listing’s sequence of photos, then he or she will get bored and move on to the next listing. Don’t let this happen to your listing. Benefit from the research-based expertise of a professional photographer to place the beautiful photos of your home in the best order—especially the first key photo. It’s also smart to rotate that photo for increased interest and views.
If you aren’t convinced and choose to go it alone with your iPhone, keep these tips in mind:
- Put the toilet seat lid down.
- Keep pets out of the pictures. Your pet may look cute and cozy to you, but trust us, get fluffy out of the way for picture time.
- You’re cute too, but make sure you’re not captured in the bathroom mirror holding up your iPhone. No people or pets in photos.
- As mentioned above, make your home as clean and clutter-free as possible.
“Most agents are aware that the first two weeks are critically important in the home sale timeline, and you only get one shot to come out of the gate with the best foot forward for that home. The statistics prove that you can bring the most potential buyers forward when you have professional photography that is properly composed, light-balanced, and color-corrected.”
