Jacksonville Shipyards
Shad Khan acquired the Jacksonville Jaguars in January 2012. A short time later, Khan’s Iguana Investments Florida, LLC began heavily investing in the redevelopment of the Jacksonville Shipyards. In October 2012, the Jacksonville City Council approved Iguana Investment’s ambitious plans. The plans include a 176 room Four Seasons Hotel with 25 private residences, a 156,000 square-foot class A office tower and a City-owned marina. Additionally, there is a $4 million investment over 20 years in neighboring Metropolitan Park. Altogether, the plan’s total investment is at $387.6 million with an expected completion in 2026, as reported here. The Jaguars will lease three floors of the $39 million office tower with two floors being marketed for lease.
Seahorse Oceanfront Inn, Lemon Bar
As if that weren’t enough for Shad Khan’s Jacksonville Real Estate Portfolio, his Iguana Investments then set their eyes on the Jacksonville Beaches commercial real estate market. In 2022, they acquired the iconic Seahorse Oceanfront Inn, Lemon Bar from property owners, Kathy Cole and her two children. Iguana Investments state their vision for the property as being aligned with the existing concept of a boutique beach hotel and restaurant. Locals need not worry; the iconic Lemon Bar will remain unchanged, according to the Jacksonville Business Journal. It’s the Seahorse Oceanfront Inn that Iguana Investments aims to redevelop, after the Four Seasons downtown is completed.
Neptune Beach’s City Manager, Stefen Wynn, said, “I look forward to working with Mr. Khan’s Iguana Investments team to marry their vision with the city’s, for our community’s continued long-term growth. This is an exciting time for Neptune Beach, and I appreciate Mr. Kahn’s transformative investment in our community.”
