Taking the offices to the Shipyards
The framework for the six-story Shipyards office building is complete, allowing future tenants to start planning their interior spaces.
Employees of the Jacksonville Jaguars will move into the new Class-A office building, 1 Shipyards Place, located across from EverBank Stadium. They will occupy the second, third, and fourth floors. Auld & White Constructors applied for a $12.2 million permit to complete the build-out, which is currently under review.
This is the second tenant build-out permit submitted for the building. In December, Auld & White also filed a permit for a commercial gym on the first floor, which is being leased by Colliers Urban Division.
Developed by Iguana Investments, owned by Jaguars owner Shad Khan, 1 Shipyards Place is the first Class-A multi-tenant office building constructed in Jacksonville in over ten years. Designed by Kasper Architects + Associates, the 137,000-square-foot building includes 50,128 square feet of premium office space on the top two floors. Construction began in May after receiving approval for the $39 million project.
The Jaguars’ office space will cover 63,500 square feet. The remaining two floors are available for prominent businesses looking to establish a presence in Jacksonville, with the building expected to be ready by February 2026.
1 Shipyards Place is part of a broader redevelopment of the Shipyards area, which includes upgraded parks, a marina, and a 10-story Four Seasons Hotel featuring a Michelin-starred chef’s restaurant.
According to NAI Hallmark, which is leasing the office space, the building is expected to attract top-tier national and international companies and command higher rental rates compared to other downtown office buildings.
Building with the Jumbo Shrimp
In the week ending January 12, about $70.5 million in projects were approved through 631 permits. Excluding 541 permits for residential properties like single-family homes, townhouses, duplexes, mobile homes, and condos, the remaining 90 permits totaled $46.2 million.

- Jacksonville Jumbo Shrimp Ballpark: An $11.5 million two-story building will be added near right field, housing administrative offices and hospitality spaces next to the team store. - Marriott Jacksonville Downtown: Floors four through 16 of the 354-room hotel at 245 Water St. will undergo a $6 million renovation of guest rooms and corridors. Orlando-based Continental Contractors will manage the work. Contact: 407-263-6514.
- Industrial Roof Replacement: USA Big Mountain Paper Inc., located at 2160 W. 33rd St., will receive a new roof costing $1.1 million. The company specializes in medical products and is owned by a Belgian group.
