Permits were issued on Thursday for an 11-acre site in the SilverLeaf master-planned community of St. Johns County, paving the way for a large town center.
Two of these permits cover the construction of a 55,701-square-foot Publix supermarket and a connected 2,100-square-foot liquor store at 1975 Silverleaf Parkway. The project, valued at $9.15 million, will also feature outdoor seating.
According to Travis Hutson, senior vice president of the developer, the completed Publix will be among the largest in Florida, as the chain’s typical store sizes range between 20,000 and 60,000 square feet.
Additional permits were granted for two retail buildings at 1985 Silverleaf Parkway, measuring 6,400 and 7,300 square feet, with a combined value of roughly $3.89 million. County records list these under the name “Silverleaf Market,” part of a larger 165-acre town center plan anchored by Publix.
In the same area, Baptist Health is developing a facility at 8595 St. Johns Parkway near Silverleaf Parkway. The center will offer emergency services for both adults and children, imaging services, and primary care. A $16.8 million permit for the project was approved in January.
SilverLeaf, situated in central St. Johns County, has been in development by The Hutson Companies since before the late 2000s recession but only gained momentum when road construction began in 2018.
Since the first home was sold in July 2020, SilverLeaf has recorded over 900 home sales annually for the past two years, making it the region’s fastest-growing development. Once fully completed, the community could accommodate up to 16,300 homes.

Jacksonville approves $44.7M in construction permits, including new Hyatt Studios hotel
During the week ending March 30, permits totaling approximately $44.7 million were approved across 609 projects. Excluding 540 permits for residential properties such as single-family homes, townhouses, duplexes, mobile homes, and condominiums, the remaining 69 permits account for $23 million in work.
Notable approvals from this period include:
- Hyatt Studios Hotel: A four-story, 122-room Hyatt Studios received approval for construction off Gate Parkway. The $9.85 million project, developed by Tennessee-based 3H Group, will be located at 11565 Village Crossing Drive. - Deutsche Bank Café Renovation: A $2 million renovation has been approved for the Deutsche Bank Café at 5201 Gate Parkway, designed exclusively for employees. The 5,500-square-foot space will be upgraded by Gilbane Building Company, which can be reached at 904-900-6352.
- New Starbucks on Beach Boulevard: Venture Construction Co. secured a permit for a new Starbucks shell building at 12645 Beach Blvd. The single-story, 2,700-square-foot structure will cost an estimated $1.63 million, with Starbucks completing the interior build-out. - Warehouse Build-Out in Westside Industrial Park: A 298,000-square-foot warehouse at 5800 Imeson Road is set for tenant improvements. The newly constructed cross-dock facility will have Unit 1 built out and occupied. The $1.56 million
